Property Manager - £27,000-£30,000 per annum

Our clients is a professional market leading lettings company with a large portfolio of properties in the area. They are looking for a property manager who enjoys solving problems and is able to work well under pressure. 1-2 years Property Management experience is required for this position. This client will invest in any training and assist in pursuit of ARLA and other initiatives dependent on previous experience.

Duties of the Property Manager:

  • All gas safety and EPC checks
  • Assist in the day to day maintenance of property
  • Manage electronic data and e-mails and ensure all clients files are updated
  • Deal with property owners/tenants queries verbally and in written form
  • Produce monthly rental statements for landlords
  • Chase rent arrears when required
  • Serving Section 21 (Form 6A) notices on behalf of the landlord
  • Arrange annual gas and electrical safety checks
  • HMO licensing paperwork
  • Carry out regular property visits to ensure all buildings are in good order
  • Give feedback to Landlords regarding any issues noted during the visit
  • Set up after move in files & scan all documents onto the system
  • Book check outs at the end of tenancy and cleaning
  • Deal with deposit at the end of tenancy, negotiations, and release of deposit
  • Liaise with contractors and arrange payment for works
  • Basic accounts data entry
  • Key signing in and out and key tracking
  • General lettings administration and team work

Skills required

  • An ability to calmly apply initiative and common sense in prioritising and managing a busy workload
  • A desire to provide a good level of client service
  • Good computer skills, with working knowledge of Microsoft Word, Excel & Outlook
  • Strong organisation and administrative skills
  • A working knowledge of property management issues
  • Excellent communication and 'people' skills
  • 1-2 years (minimum) PM experience in a busy environment
  • ARLA qualified preferred
  • Clean drivers' license required
